Why Standard Ecommerce Doesn't Work for Real Estate
Real estate is not like selling shirts or kitchen mixers. A property is not a commodity. The buyer journey is months-long, not minutes. Your site will never process 500 transactions a day.
So the first thing to understand: do not buy a generic ecommerce platform—Shopify, WooCommerce, or any other off-the-shelf tool designed for fast-moving consumer goods. They'll cost you money every month and force you into workflows that make no sense for property sales.
A builder tried this in 2024. He set up a Shopify store with 40 properties as "products", each priced at ₹25 lakh to ₹1 crore. The platform's shopping cart feature created confusion. Buyers thought they could add properties to a cart like groceries. Abandoned cart emails went out automatically. It was embarrassing. He threw it away and went back to WhatsApp.
What real estate needs is different: lead capture, property filtering, scheduling viewings, document storage, legal tracking, and follow-up reminders. That's not ecommerce. That's a property management system with a public face.
What You Actually Need to Build
Start with this stack of features:
- Property listings with detailed filtering. Location, price range, area (sq ft), type (flat, house, plot), bedroom count, amenities. Let buyers narrow down instantly. In Indore, most searches start with "2 BHK near Bada Bazaar" or "plot in Vijay Nagar under ₹50 lakh."
- Virtual tours or hi-res photos. At minimum, 20–30 photos per property. If you can invest in video walkthroughs, do it. Buyers will spend 2–3 minutes viewing a good video. Video tours reduce meaningless site visits by 40–50%.
- Lead capture forms. Every property page should have a form: name, phone, email, preferred viewing time. Make it 3 fields, not 10. Friction kills leads.
- WhatsApp integration. When someone fills your form, send them a WhatsApp message immediately. Not an email. In Indore, if a buyer has to check their inbox, they've moved on. WhatsApp should also be live chat—buyers will DM you questions about a property at 8 PM.
- Viewing scheduler. Buyers should book viewings directly from the property page. Reduce back-and-forth. Send calendar invites to both the buyer and your site agent via email and WhatsApp.
- CRM backend. You need to see which leads have viewed which properties, when they're due for follow-up, what stage they're at (inquiry → viewed → negotiating → legal). A basic CRM isn't optional.
That's it. Everything else is distraction.
The Tech Stack That Makes Sense
You have two realistic paths:
Path 1: Custom Build (₹3–8 lakh one-time, ₹5–15K per month hosting + support)
Use a developer or studio (like SiteAdda Labs) to build a lightweight custom site. The front end is a React or Vue app showing properties with filters and photos. The backend is a database (PostgreSQL or similar) with your property list, viewing schedule, and lead capture. Integrate Razorpay for optional bookings (e.g., a viewing deposit or site visit fee if you want that). Integrate WhatsApp Business API for automated messages. Host on AWS or DigitalOcean. You own the code and data entirely.
This is fast to build (6–12 weeks), cheap to run, and you control every workflow. The downside: you need a developer to maintain it long-term.
Path 2: Hybrid SaaS (₹10–30K per month, no development cost)
Use a property management SaaS designed for Indian real estate (99acres API, MagicBricks, or smaller platforms like Makaan.com's backend tools). Many of these now offer a branded, hosted solution. You input your properties once. They handle listings, lead capture, scheduling, and basic CRM. You're paying subscription, but there's no developer dependency.
The downside: less customization, and you don't own the data if the company shuts down. But for a builder with 20–50 active listings, this is often faster to market.
Avoid: Don't build on Shopify, Wix, or Squarespace for real estate. Yes, they're easy to use, but they're designed for retail. You'll hit their limits in 3 months and waste money on apps that don't integrate well.
How to Price and Package Your Offering
Real estate sites don't need a shopping cart or multiple SKUs, but you do need pricing clarity.
On your property pages, always show:
- Total price (e.g., ₹75 lakh)
- Price per sq ft (e.g., ₹5,000/sq ft)
- EMI calculator (if you finance buyers). A link to an EMI tool takes 10 seconds and shows a ₹75 lakh property at ₹60K/month. Suddenly it feels accessible. Use a free tool like EMI Calculator or build a simple one yourself.
- Possession date
- Registration and legal fees (GST if applicable, stamp duty estimate based on local Indore rates)
Transparent pricing reduces inquiries from window-shoppers and improves lead quality. If a property is outside someone's budget, they'll self-select and not waste your time.
Optional revenue stream: If you're a broker or agent, don't charge the buyer on your platform. Charge the seller (builder or owner) a listing fee (₹5K–20K per property per month depending on location and visibility). This is standard in India and keeps the buyer side friction-free.
Getting Leads, Not Just Traffic
A beautiful site with 1,000 visitors a month and 2 genuine leads is worse than a plain site with 100 visitors and 15 leads.
Focus on lead quality, not traffic:
Google Business Profile. Claim and optimize your profile on Google Maps. Indore buyers search "2 BHK flats near me" on Google Maps first. If your properties show up there, you'll get qualified clicks. Use the Posts feature to highlight new launches.
Google Local Services Ads. If you're a broker, set up Google Local Services ads for "real estate agent near Indore." You pay per lead, not per click. Rough cost: ₹500–1,500 per qualified lead.
WhatsApp groups. Build a WhatsApp group for your buyers (by location, budget, property type). Announce new listings there first. A new launch in Vijay Nagar at ₹60 lakh will sell faster in your group than on your website.
Content for SEO. Write 10–15 blog posts: "Best neighborhoods in Indore for young professionals," "How to get a home loan in Indore," "Comparing 2 BHK prices across Indore suburbs." These rank in Google over 3–6 months and bring qualified search traffic. Avoid generic copy; use real Indore data and comparisons.
Retargeting. If someone views your site, retarget them on Google Display and Facebook for 30 days. Show them similar properties or an incentive ("Book a site visit and get a ₹5K voucher" or free legal consultation).
Budget allocation example for ₹50K/month marketing:
- Google Local Services Ads: ₹25K
- Google Display Retargeting: ₹15K
- WhatsApp and group management: ₹5K (mostly in-house)
- Content creation: ₹5K
Common Mistakes and How to Avoid Them
Mistake 1: Too many properties, low-quality photos. If you list 500 properties with 2–3 blurry phone photos each, buyers will ignore them. Start with 20–30 properties with professional photography (₹500–1,500 per property). Quality over quantity.
Mistake 2: Ignoring WhatsApp. Your site is beautiful, but your buyer is on WhatsApp. If they fill a form and don't get a WhatsApp message within 5 minutes, they'll message a competitor. Integrate WhatsApp from day one.
Mistake 3: No CRM discipline. You'll get 200 leads in month two. By month three, you'll lose track of who viewed what and when they're due for a call. Invest in a simple CRM (HubSpot free tier, Freshsales, or a custom one). A ₹1 lakh property lost because you forgot to follow up is a bad deal.
Mistake 4: Building for scale when you don't have it. A builder with 15 active listings does not need an AI-powered recommendation engine. Build for today. Add features when you have 200+ listings and visitors arrive weekly.
Mistake 5: No viewing logistics. Your site books 20 viewings a week, but your field staff can only handle 5. The site then becomes useless. Size your platform to your operational capacity. Better to manage 5 quality viewings a week than 20 chaotic ones.
Timeline and Budget Recap
For a single builder or small brokerage in Indore with 20–50 active listings:
- Custom site: ₹4–6 lakh build, 8–10 weeks, ₹8K/month ongoing
- Hybrid SaaS: Zero build cost, 2 weeks setup, ₹15–25K/month
- First-year marketing: ₹3–6 lakh (Google, WhatsApp, content)
- Expected leads per month (by month 3–4): 40–80 qualified inquiries (varies by location and investment)
- Lead-to-viewing conversion: ~50% (typical for real estate)
- Viewing-to-sale conversion: ~20–30% (depends on pricing and inventory)
Pick the approach that matches your team size and patience. Both work. Both beat ignoring the internet entirely.
