Why your current website is losing leads
Most real estate websites in Indore look like they were built in 2015. Stiff photography. Auto-playing music. Flash animations that crash on mobile phones.
But that's not the real problem.
The real problem is that your website tries to impress people instead of helping them. Visitors arrive looking for one thing: a specific property or a neighborhood they want to move to. Your site makes them hunt.
A good real estate website does three things well:
- Shows properties clearly, with photos and actual rent or price
- Lets people contact you instantly—by phone, email, or WhatsApp
- Appears in Google when someone searches "2 BHK in Vijay Nagar, Indore" or "plots in Rau"
Everything else is decoration.
Property listings: the core of your site
Your website lives or dies on your property listings. Every property needs:
- Price or rent amount—clearly visible. Hiding this sends visitors to your competitor.
- Location—the exact locality (Vijay Nagar, Palhar, MR10, Rau). Not "Central Indore."
- Basic details—BHK count, built-up area in sq. ft., age of building.
- Contact to view—phone number and "Message on WhatsApp" button.
Don't use a generic website builder template. Templates work for restaurants or yoga studios. Real estate needs custom fields because properties vary wildly. A 1 BHK flat and a 5-acre plot need different data.
One solution: use a property management system like MyPropertyReport or NoBroker for Brokers. These let you list properties, show them on a map, and integrate with your website. Cost: ₹500–₹3,000/month.
But if you build custom, make sure:
- Photos load fast. Use compressed images. Slow sites rank lower in Google and visitors leave.
- Properties are filterable by price, area, BHK count. Users should find what they want in 20 seconds.
- Each property has a unique URL. This helps Google index every listing.
Photos, walkthroughs, and what actually matters
Professional photography is worth the money. Blurry phone photos lose leads.
Hire a local photographer in Indore—₹2,000–₹5,000 for a property shoot with 40–60 good images. Or use a service like Nestaway or local real estate photographers who charge per shoot.
But here's what's overrated: 360-degree virtual tours. They sound impressive. They generate 5% more inquiries for luxury properties. For a ₹25-lakh flat in Rau, they're overkill.
What works: a clean grid of 8–12 photos per property. Show the living room, bedroom, kitchen, bathroom, and view from the balcony. Add captions so people know what they're looking at.
If you're selling luxury properties (above ₹1 crore), then add a video walkthrough. Use your phone camera and a basic stabilizer (₹1,500 on Amazon). Edit in CapCut (free). Upload to YouTube, embed on your site.
For mid-range properties, skip the walkthrough. Your time is worth more.
Lead capture: phones, emails, and WhatsApp
Every property listing needs a clear call-to-action. The conversion rule:
- Make the phone number visible and clickable
- Add a "Message on WhatsApp" button next to it
- Include an "Enquire Now" form as a third option
On mobile (where 75% of your traffic comes from), the WhatsApp button should be prominent. Most of your inquiries will come through WhatsApp, not email.
Set up a WhatsApp Business account linked to your number. Use WhatsApp Business (free) to auto-reply with a message like: "Hi! Thanks for your interest. Here's a quick fact sheet: [property details]. When would you like to view?" This filters out spam and sets expectations.
For email inquiries, use a form that asks:
- Name
- Phone
- Which property they're interested in
- Budget (optional)
- Preferred move-in date (optional)
Don't ask for address, company, or salary. That's too much friction. You need their phone number. That's it.
Set up automatic follow-up emails using free tools like Mailchimp. Send them a property fact sheet within 5 minutes of inquiry. Send a reminder after 3 days if they haven't replied.
Cost for email automation: free to ₹500/month.
Local SEO for Indore real estate
Half your traffic should come from Google. Right now, it probably comes from 99acres, Magicbricks, or Housing.com. These sites get the traffic, not your website. This is a mistake.
To rank in Google for "2 BHK in Vijay Nagar" or "commercial space in MR10, Indore," you need:
- A Google Business Profile (formerly Google My Business). Verify your business. Add your address, phone, hours. This takes 20 minutes and is free. Rank in Google Maps immediately.
- Location-specific pages on your website. Don't write one generic page about Indore. Write separate pages for Vijay Nagar, Palhar, MR10, Rau, Rajendra Nagar. Each page should have property listings, a description of the area (schools, hospitals, markets), and local SEO keywords.
- Backlinks from local Indore sites. Get listed on Indore business directories. Ask local news sites to link to you (if they do). This is slow but builds authority.
- Reviews. Ask clients to leave reviews on Google. Aim for 10+ reviews in your first 6 months. More reviews = higher Google ranking.
Write blog posts about Indore real estate: "Why Vijay Nagar is the best for young professionals" or "Apartment vs. plot: which is better in Indore?" These help with Google ranking and give you content to share on WhatsApp and Instagram.
Local SEO works slowly. Expect 2–3 months before you see real traffic. But unlike ads, this traffic is free forever.
Build vs. template: the honest calculation
Option 1: Use a template (Wix, WordPress with a theme, Weebly).
- Cost: ₹500–₹2,000/month
- Speed to launch: 2–4 weeks
- Customization: limited. Property listings work, but they're generic.
- Best for: small brokers with under 50 active listings
Option 2: Custom development.
- Cost: ₹1.5–₹5 lakhs upfront, then ₹5,000–₹15,000/month for hosting and maintenance
- Speed to launch: 6–12 weeks
- Customization: full. Build exactly what you need.
- Best for: established brokers with 100+ listings, or builders selling multiple projects
The math: A template costs ₹24,000/year. Custom development costs ₹3–6 lakhs upfront plus ₹1.2 lakhs/year. Custom pays for itself after 18–24 months if it generates 2–3 extra leads per month (worth ₹50,000–₹100,000 each).
If you're just starting, use a template. If you're serious about real estate as a business, invest in custom.
Either way: focus on listings, photos, and lead capture. Everything else is secondary.
